. In June, this seaside city became the main center of tourist activity, significantly impacting the pricing situation and demand structure.

According to OLX analysts, the number of responses to listings for daily rentals in Odesa in June 2025 increased by a record 67% compared to last year. This figure indicates an extraordinarily high interest in short-term housing in the city, experts emphasize.

Ternopil and Cherkasy also showed positive dynamics, +39% and +30% compared to the level of 2024, respectively.

Change in Dynamics in Regional Centers

  • Poltava: -60%;
  • Zaporizhia: -44%;
  • Kyiv: -43%;
  • Dnipro: -36%;
  • Kharkiv: -27%.

'This may be related to a decrease in tourist activity or a shift in interest to other regions - less expected but cheaper or safer', it is stated in the OLX analytics.

Price Growth in Odesa and Other Cities

Odesa has become the only regional center where the median price for daily rentals has risen by 50%, reaching 1,500 UAH for a one-bedroom apartment.

For comparison:

  • Poltava: +38% (up to 900 UAH/day);
  • Other major cities - consistently within 800-1,000 UAH/day.

Growth in Rental Listings in Odesa

Another important indicator is the number of listings. In June 2025, their number in Odesa increased by 91%, surpassing the similar figure in Kyiv by 41%. This indicates the activation of landlords who strive to maximize their profits from high demand in the heat of summer.

Other cities with moderate growth in listings:

  • Zaporizhia: +13%;
  • Cherkasy: +13%;
  • Zhytomyr: +13%.

The short-term rental market in Odesa demonstrates significant growth in both prices and demand for housing from higher-level users. The tourist activity of the city has significantly increased, leading to a rise in the number of listings and prices for rentals compared to other regional centers in Ukraine.
